SEO Consultant for Real Estate Agents & Brokers

Real estate search splits three ways. Buyers search listings (“houses for sale near me”, 394,000 a month), and national portals hold the top results. Sellers search what their home is worth. Both search the area: schools, condos, new construction, what moving there costs. An agent site wins on the area and the valuation, not on repeating the MLS. I build those pages, and measure them in valuation requests and booked tours.

If your site carries thousands of IDX pages and still brings no leads, Google is reading the same listing text it finds everywhere else.

Signs this is what's holding you back

01

Duplicate IDX pages

Thousands of listing pages that copy the MLS word for word

An IDX feed puts every active listing on your site with the same description the portals and every other agent show. Google has no reason to rank your copy, and thousands of thin pages pull attention from the ones that should rank.

02

Portal shadow

National listing sites own the listing searches

On “houses for sale near me” (394,000 searches a month in the US), portals hold the top results. An agent site rarely beats them on the listing itself. It wins on the area: schools, streets, recent sales and condo buildings.

03

Sold pages that vanish

Closed listings deleted or left to return a 404

The home sells and the page goes, along with the links it earned and the “sold in 12 days” story a seller wants to read. Sold pages are the track record a listing agent needs on the site.

04

Reviews with no place

Five stars that never name a street or a town

A profile full of “great agent” tells Google nothing about where you sell. Reviews that name the neighbourhood, and whether you sold or bought with them, feed the map pack for the areas you actually work.

The Plan

What I'd do for your real estate business

Six moves, in the order they usually pay back. Each one is a service with its own page if you want the detail.

01Local SEO

Win the map pack in every area you sell

“Real estate agents near me” gets 21,000 searches a month. Profile categories, a post for each open house, and reviews that name the neighbourhood and the side of the deal.

Audit my agent listing
02Topical Maps

Plan the site by neighbourhood, not by listing

Each area you work gets a hub, with homes for sale, recent sales, schools, condos and new construction below it. Listings come and go. The area pages stay and gather links.

Map my real estate site
03Technical SEO

Tame the IDX feed

Listing pages that only repeat the MLS stay out of the index, area and search pages go in, and sold listings redirect to a sold page instead of returning a 404.

Check my IDX setup
04On-Page SEO

Build a home value page sellers trust

“Home value estimator” gets 32,000 searches a month. Recent sales by street and a real CMA request give a seller a reason to ask. A bare email form gives none.

Fix my home value page
05Content & Copywriting

Write the buyer and relocation guides

Affordability, pre-approval, closing costs and moving-to-the-area guides reach buyers months before they call. Each one links to an area page and to your buyer consultation.

Plan my real estate content
06Off-Page SEO

Earn links from the places you sell in

Local news, community associations, builders and lenders you work with, each checked before outreach. No bulk directory submissions, no paid link packages.

How I'd Start

How I'd start on your real estate site

I don't have a published case in this industry yet, so here is the plan rather than borrowed results.

  1. Days 1–30

Audit the site, the IDX feed and the map

I crawl the site, compare how many listing pages Google indexes against your area pages, and check the profile, categories and reviews for each office. You get a short list of what holds rankings back.

  2. Days 31–60

Build the area pages portals don't write

One hub per neighbourhood you actually sell in, with homes for sale, recent sales, schools and condo buildings below it. I start where you have listings and closed deals to show.

  3. Days 61–90

Launch the seller and buyer pages

A home value page with a real CMA request, sold-listing pages that stay live, and buyer guides on affordability and pre-approval that route to your consultation page.

  4. Day 90

    Report in leads, not visits

Which pages produced valuation requests, tour bookings and calls, by area. The next quarter's neighbourhoods get chosen from that, not from traffic alone.

Work Across Trades?

If you do more than one thing

Trade Terms, Plain English

The words you'll hear, and what they mean

The trade and SEO terms that come up in real estate work, so a report never reads like a foreign language.

IDX
Internet Data Exchange: the feed that shows MLS listings on your own site.
MLS
Multiple Listing Service: the shared database of listings agents use in each market.
CMA
Comparative market analysis: an agent's price estimate built from recent nearby sales.
Days on market
How long a listing takes to go under contract. Sold pages quote it.
Pre-approval
A lender's written estimate of what a buyer can borrow, checked against their finances.
Area page
One page for one neighbourhood or town, with its listings, sales and schools together.

Questions

What people ask before starting

Can an agent site outrank the big listing portals?

On the listing itself, rarely. For “houses for sale near me” (394,000 searches a month) the portals hold the top results. Agents win on the area: neighbourhood guides, recent sales, schools and condo buildings, the local detail a national portal doesn't write.

Should every IDX listing page be indexed?

Usually not. Pages that only repeat the MLS description compete with every site showing the same text. I keep the area and search pages that add something in the index, and keep the thin copies out so they don't dilute the site.

Have you done SEO for real estate before?

Yes. Real estate and property management are niches I've worked in. I don't have a real estate case I'm ready to publish with numbers, so this page shows the plan I'd follow rather than borrowed results.

How do you measure SEO for an agent or brokerage?

By valuation requests, tour bookings and calls from organic search and the map, broken down by area. Rankings and traffic go in the report, but the monthly question is which neighbourhoods produced conversations with buyers and sellers.

Want more buyer and seller leads from Google?

Send me your site and the areas you serve. I'll look at it myself and reply personally, usually within one business day.
